End of tenancy cleaning in the UK usually costs between £135 for a studio flat and £475 or more for a five-bedroom house. Across 9,148 move-out cleans we completed between March 2023 and September 2026, the typical final bill, extras included, was £260, and the middle half of customers paid between £208 and £328.

Interior windows are part of almost every job: 92% of our move-out cleans with itemised line items included them. Studio flats include all appliances in the base price. For larger homes, ovens and fridge freezers are extras.

Two other costs can apply: parking, where there is no free parking at the property, and very heavy soiling. Both are agreed at booking, never on the day.

Why can hourly prices cost more?

Some cleaners quote by the hour. It looks cheaper, but a proper end of tenancy clean of a two-bedroom flat takes a team several hours, and the clock doesn’t stop if the oven or limescale takes longer than expected. A fixed price by property size means you know the cost before you book, and the team is paid to finish the checklist rather than to watch the time.

If you’re comparing quotes, ask:

  1. Is the price fixed, or can it change on the day?
  2. Does it include the inside of cupboards, interior windows and limescale removal?
  3. Are ovens, fridges and carpets included or extra, and at what price?

Is a professional clean worth it for your deposit?

Cleaning is one of the most common reasons for deposit deductions. Across the UK the principle is the same: a landlord can deduct the reasonable cost of returning the property to the condition recorded at check-in, allowing for fair wear and tear. If the oven, bathroom limescale or carpets fall short, the deduction for professional cleaning can easily match what the clean would have cost.

England

Under the Tenant Fees Act 2019, a landlord or agent can’t require you to pay for a professional clean when you check out. The government’s guidance for tenants is clear that you are responsible for returning the property in the condition you found it, aside from fair wear and tear, and that the landlord can claim against the deposit if you don’t. The Renters’ Rights Act 2025 changes that took effect on 1 May 2026 replaced fixed-term assured shorthold tenancies with periodic tenancies, but they didn’t change this cleaning rule.

Wales

The Renting Homes (Fees etc.) (Wales) Act 2019 bans most letting fees in a similar way. Deposits for occupation contracts must still be protected in an authorised scheme, and cleaning deductions have to be reasonable.

Scotland

Landlords can’t charge premiums such as admin or key fees. According to mygov.scot, the deposit can cover cleaning if the property isn’t left in a reasonable condition, but not normal wear and tear.

Northern Ireland

Deposits are capped at one month’s rent and must be protected in an approved scheme. Cleaning deductions work on the same check-in versus check-out principle.

How can you keep the cost down?

  • Book the right size. Choose the correct number of bedrooms and bathrooms so the right team turns up with enough time.
  • Clear the property first. Removing your belongings and rubbish lets the team clean rather than tidy.
  • Defrost the freezer the day before if you’re adding a fridge clean.
  • Only add carpets if they need it. Check your tenancy agreement and check-in report for how the carpets were recorded.
  • Book early in summer. August and July are our busiest months for move-out cleans.
  • Consider a weekday. Around one in five of our move-out cleans happen at weekends, so weekend slots in peak months go quickly.
