Is professional carpet cleaning worth it?
It depends on three things: how dirty the carpet is, how long you want it to last, and whether you are leaving a rental. Vacuuming removes loose surface dirt, but fine grit and oily soil work down into the pile, where they dull the colour and wear the fibres. Professional cleaning, usually by hot water extraction, flushes that out and removes most of the moisture in the same pass.
When it is worth paying for
- You’re moving out of a rented home and the carpets are marked or visibly dirty compared with the check-in inventory.
- You have pets or young children, which mean more stains, odours and hair.

Supermarket and DIY-store hire machines work on the same principle as professional kit, hot water and extraction, but with far less suction and heat. That’s the main difference you’ll notice.

This is where professional carpet cleaning most often pays for itself. Of the 9,145 end of tenancy jobs we have line-item data for, 50% included carpet cleaning. The reason is simple: the check-out clerk compares the carpets against the check-in inventory, and cleaning is the most common reason for deposit deductions. The Deposit Protection Service found cleaning made up 29.38% of its claims in 2025.
A few points to know:
- You only need to match the check-in condition, allowing for fair wear and tear. Flattened pile in walkways is wear and tear; red wine stains are not.
- In England, a landlord can’t require you to pay for a professional carpet clean as a condition of the tenancy under the Tenant Fees Act 2019. You can clean the carpets yourself if the result meets the standard.
- In Wales, Scotland and Northern Ireland, the same principle of returning the property in its check-in condition applies, though the specific fee rules differ. Check your contract.
- An invoice helps. If there’s a dispute, evidence of a professional clean carries weight with the deposit scheme’s adjudicator.

Should you pay a window cleaner for the outside?
For ground-floor windows you can reach safely from the ground, DIY works well. Above that, a regular window cleaner is usually the better choice. Falls from ladders cause serious injuries every year, and the Health and Safety Executive’s ladder guidance says ladders are a sensible option only for low-risk, short-duration tasks. Many professional window cleaners now use water-fed poles with purified water, which cleans upper floors from the ground and dries without streaks.
