Almost every clean covers the kitchen, bathrooms, interior windows and living areas; half include professional carpet cleaning; and the typical final price was £260. Two notes on reading this. Studio cleans include all appliances in the price, so their ovens and fridges aren’t listed separately; the real share of move-outs with a cleaned oven is higher than 21.5%. How much does an end of tenancy clean cost?
Our prices are fixed by property size, from £135 for a studio (appliances included) and £175 for a one-bed, one-bath flat. The final price depends on the size of the home and the extras added. Extras make a clear difference. Cleans that included carpet cleaning had a typical final price of £290, against £230 for those without, partly because larger homes tend to have more carpeted rooms. Cleans with a separately listed oven clean had a typical price of £294, against £250 without.

It surprises many people that London isn’t the most expensive. Our prices are the same across the UK and set by the number of bedrooms and bathrooms, so the difference comes from the homes themselves. London cleans were more often studios (5.0% against 3.1% in the rest of England) and less often included carpet cleaning (38.6% against 53.3%), exterior windows (13.4% against 16.3%) or a conservatory (1.4% against 4.5%). The Wales figure is based on fewer jobs, so treat it as a guide.

Why cleaning matters for your deposit
Deposit deductions and disputes are rare, but when they happen, cleaning is usually involved:
- The Deposit Protection Service reported that cleaning was the main reason for deposit deductions for the fifth year running, cited in 29.38% of claims in 2025, up from 24.57% in 2021. Damage (18.42%) and rent arrears (16.45%) came next.
- The Tenancy Deposit Scheme found cleaning in 54% of its dispute cases in the 12 months to March 2025, ahead of damage (49%) and redecoration (31%). Only 1% of deposits (46,950 cases) needed formal adjudication, and the average deposit was £1,175.

What this means if you’re moving out
- Check your tenancy agreement for carpet and oven clauses. Half of move-out cleans include carpet cleaning, and many agreements ask for it.
- Don’t forget the easy-to-miss areas: radiators, skirting, blinds and exterior windows are the extras agents check that tenants often overlook.
